I love my home in Melbourne

Hot 5828 views. 2016-5-23 14:38 | view, home, mortgage

I am totally happy with where I live in Melbourne at the moment.  6 libraries are nearby; especially 3 are in short walking distance. And only a 20 minutes’ walk or  catching a free tram which takes me to the tourist spot Queen Victoria Market where I can buy the most fresh seafood, meat, vegetables, nuts, fresh flowers on Saturdays. There are numerous restaurants close by from family run to the best professional ones. The another thing I enjoy as it’s so convenient  access to trains or trams which take me to the beaches or gardens, national parks just a few shops, by the way, the salsa foundation, my dancing place is only 10 minutes’ walking.

You may wonder if it is a noisy place, the answer is “no”. As my balcony is face harbour side, so I can’t hear much noise on the weekends and most of the nights. The only problem it is very windy sometimes. I have broken lots of umbrellas within one year though they were the most durable ones.

Inside my room, it’s nice and warm. In winter, I don’t have to turn on the central-heater like most of houses do. Only in summer, for a few hours, when my glass-doors are exposed to the sun directly, it makes me feel like staying in the oven, but once the sunset, when the breeze coming through, the temperature will cool down within a second, and I have to use a blanket or a quilt at summer night. Looking outside the door, the harbour view is spectacular, boats, cruises and tropical trees, colourful lights at night, what a peaceful scene.  The best part I enjoy is the autumn and winter sunset with its breathtaking colours.

Looking back 9 years ago, in 2007, I was applying for a place to stay within a good public school zone so that my daughter could come over study. Unfortunately, I couldn’t find a proper one. Whenever there’s one open inspection, 20 more people were in the queue, and I have never got a chance as I told them I have just finished degree with a casual cleaner job to do. After a few months, I was really upset about not finding a suitable one because most of those apartments were pretty old with mouldy bathroom walls, oh, disgusting, I thought. You can imagine how limited the supply of accommodation that time in Melbourne, no one wanted rent to me. By the way, there are too many new apartments and houses being built up recently, and fewer students come, so it’s totally opposite, it’s not as easy as previously for the tenant to rent out, some of them are stay vacant.

Then one day, I visited one classmate who has bought a new apartment just inside the school zone where I would like send my daughter to study. When I left, I wasn’t remember much, except one thing was on my mind, “My god, how beautiful the view was; it’s absolutely amazing!!”

I kept searching the accommodation, one day a Malaysian guy called me: “Hey, would you like come over, we have one spare room for you.” “That would be fantastic.” I was really happy. When I arrived there, the guy asked my bank statement and said: “Well, there’s another person looking for it, but we would like rent to you if you like.” I looked around; it’s ok except bloody dark inside. When I turned round:  what the hell, the view was completely blocked by the building in front, how awful!!!! I was hesitated about renting it or not, I told the real estate agent guy: “I will let you know later.”

What a coincidence, on that day, I received a phone call from an Aussie lady: “Hi, are you free today, we have a room for you, someone’s just moved out.” I realized it was in my friend’s building with exactly the same price as the one the Malaysian guy offered. Definitely I would go for it. When I arrived there, I was immediately falling in love with the apartment, that’s it, that’s  the one I liked, I felt I was moving to a 5 star hotel nice and clean compared to the house I lived temporarily was damn cold in winter, I immediately made a contract with the lady, there’s no way for me lose it.

I was annoyed by the rental price increasing each year and the room inspection twice a year for the cleanness and home contents damaging thing. Actually, I was very cautious about it, I used to spend more time in keeping rooms clean than my own apartment in China.

After 2 years, when the apartment pricing almost reached its lowest point, I checked the price history, it was cheaper than previously years and AUD dropped sharply, so I settled down the mortgage, after paying 20% deposit, it was almost as much as I was paying for the rent.

I didn’t realize being a commitment for buying a property sometimes could drain me out. Like most of the Australian ordinary families, after paying mortgage, food and endless bills: body corporate, water rates, council rates, electricity, internet, telephone, insurance, transportation etc., my account balance was almost close to “0”.  Fortunately, I’ve got a bit support from family which reduced my pressure.

Very luck, probably it related to my patience and consistency for doing investment in the Chinese stock market, while a lot of others are losing money, I made 3 times stocks in the past 7 years, when the stock price reached the highest point last year; I sold out some and paid back the entire mortgage.

So now I feel free about my financial thing as long as I have a job, it’s enough for me pay the bills, food, clothing or travelling etc.

In Australia, if you have a proper full time position without paying rent or mortgage, the salary would be sufficient for you enjoy most of things you like, otherwise, life might be tough, rental and mortgage occupies very big percentage from what you earned unless you share a house with 4 people, that wouldn’t cost much.

I am content with what I have as I am living in a place which suits me most, that’s the choice I made, I would not compare with someone who lives in a mansion or has a cruise or owns lots of investment properties. I am happy as I can be more independent for paying all the bills with the salary I get.

Spectacular sunset view outside my apartment

That is a real dream house which everyone wants to have. Everything starts at home, so a comfortable and pleasant home is most essential. Unless, you own your own house, life would never be stable and you would never be free to enjoy your desired life.

You have done yourself a great favor by committing yourself into a mortgage and buying the house. That was the first step to an assured ans stable life. You were also smart enough to pay off the mortgage freeing yourself from the shackles of mortgage debt. That is also same as what I did and the best decision I made was to use business profits to pay off the mortgage. No more monthly payments and home prices kept going up to the present sky high value.

The view of a house is important because your spirits would be at the top everyday when you look out to a nice view. That is why I also choose an apartment with a grand harbor view.

You seem to have organized the essential things of your life well and you can now afford a relatively free lifestyle. Keep it up dear.

Wow, sounds like we have similar value in some way, you are also living at   an apartment with harbour view, awesome!!!  A lot of my friends bought a house instead of an apartment as the land will worth more  in the future. But some houses are really old which involves heaps of maintenance, gardening etc.  I don’t care too much about whether it is faster for increasing the value in the future or it, as long as it is convenient, comfortable for me to live, and enjoy the beautiful view as much as I can.

With the average salary earned, it is more affordable to have a property in Melbourne than in Shanghai or some big cities in China, so it is quite popular for a young couple start to get a mortgage having a life of their own rather than asking parents pay for them.

Renting sometimes is unstable, eg, if the landlord wanna move in or sell the house, then you have to move out unwillingly which cost a lot of money and energy, that’s the worst part I hate. By the way, most people in Australia prefer buy one as long as they can afford.

thanks, Julie:

I believe you can live a life you like as long as you know what you really love is. To be independent makes you happy as you don’t have to listen to what other ask you to do, all you need is work hard, earn more money , with the money  you can pay for everything you like.

Believe me, that is not a hard dream, you wish will come true. I am also on my way searching a life I love, to be a happier me and having a fulfilling life.

I have always been cautious in selection of homes for purchase. i have been constantly watching homes being built or sold along the harbor or seaside. I previously purchased two harbor front homes and one office suite. I am still holding the two homes on hand, one for my own residence another for rental income. These properties have been providing me with stable long term income and capital appreciation. The rental property is sometimes a headache due to defaulting tenants as we have weal rental laws here. My own home is most satisfying bright and shiny with a panoramic view of the harbor.

On the whole, it seems never wrong to buy your own property, especially if it is for your own residence.

Haha, I recon you are a very smart investor.  Most likely the price of property always goes up and up, especially in HongKong or some big cities in China, where the population is very intensive, and also because of Chinese tradition for owning a house for living whole life.

In Recently years, the apartment price increases very slow in Melbourne, whereas the rental is expensive, if an owner has paid 20% deposit, then rent the property out, it’s like someone else  paying the mortgage for you the rest of 30 years, the lost part can get tax deduction.

However, I prefer invest in China stock market, it’s high risk, but if I don’t’ sell unless it reaches the price what I expect, then I won’t lose money. And also I have discovered a unique way by increasing the amount of stocks without adding extra money in when the stock market is down, and then sell out one day when it gets high. And also I will combine the currency rate, sell stock at high price and buy AUD when it gets low.

By the way, If I am becoming rich, I will still buy one more apartment at harbour side where I live. I did live there for 2 years, and observed the price, then bought the first home at the low price, so I am happy about that.

Well done with your patience, you finally realize the freedom of yourself. Not just the investment in the stock market, but also the comfortable life being living in Melbourne.

Life does not go so easily. Since every ordinary people has to experience the tough life before stepping into an ideal life status. That is why most of us are struggling on the way to better our future.

Sometimes I am thinking what exactly the money is and how much money that I should earn? After years of working, I now gradually realize life is more important than just being working hard. That means we have to enjoy it.

So then I get the point of learn from life. Not just the money, fame, status, but also the personal realization.

Nice life and good apartment, meanwhile the nice pic with sunset, all of them put together and make sure the meaning of that nature is just to tell us what should be like in everything.
